Online reservations will be acknowledged by email.
PAYMENTS:
After making your reservation, you will receive an Advance Rent Request form. This is your lease agreement. Please read it carefully, both front and back. You will be requested to send 56.5% plus the $45 non-refundable Reservation Fee within 15 days, along with a signed copy of the Advance Rent Request form. Personal checks and credit cards (Mastercard and Visa only) will be accepted at this time. After your advance rent payment has been received, a confirmation will be mailed reflecting your balance. This amount, due 15 days prior to arrival, may be paid by check or credit card.
If the reservation is made within 15 days of your arrival date, we will hold your reservation on a credit card. You may pay the entire amount at check-in with cash, credit card, travelers checks, or any type of certified funds. Personal checks will not be accepted at check-in.
SECURITY DEPOSIT:
A $200.00 Security Deposit is required on all units. If you provide credit card authorization on your Vacation Rental Agreement, this deposit will be waived. If credit card information is not provided, you will be charged the $200.00 Security Deposit, which will be refunded to you approximately 45 days after check-out if unit is left damage-free.
After departure, the unit is inspected. Amounts may be withheld to repair damages, replace missing items, or to reimburse owner/agent for expenses resulting from violations to the Vacation Rental Agreement. Any phone calls billed to your unit will be deducted from your Security Deposit.
CANCELLATION POLICY:
If a reservation is cancelled for any reason, advance rent will not be refunded unless property is re-rented for the same time period. Once sufficient payment is received from new tenant, the advance rent, less 20%, will be refunded. Advance rents cannot be transferred to another property. The reservation fee and trip insurance premium are non-refundable.
If the premises are not re-rented on the terms set forth herein, Tenant will not be entitled to a refund of any rent payment made hereunder. Whether or not the Premises are re-rented, Tenant, rather than Agent, shall be responsible for seeking reimbursement of any fees paid by Tenant to Agent for goods, services, or benefits procured from third parties for the benefit of Tenant that have been paid prior to Tenant’s cancellation.
If you book a last minute reservation, and simply fail to arrive, your credit card will be charged for one night’s rent plus tax and Reservation Fee.
CHECK IN and CHECK OUT PROCEEDURES
- Check-In is at our 210 Country Club Drive office from 3:00 p.m. until 5:00 p.m., or when unit has been released by our housekeeping staff. Margaret Rudd & Associates reserves the right to delay check-in until 6:00 p.m. for special cleaning and maintenance circumstances. Payments received at check-in must be CASH, CERTIFIED FUNDS, TRAVELER’S CHECKS, VISA OR MASTERCARD. Late Arrivals should call in advance for arrangements. EARLY CHECK IN IS NEVER PROMISED.
Please do not go to your rental unit before checking in at our office as this can delay your check-in process.
Check-out is prior to 10:00 a.m. No guests are allowed to remain on the property after 10:00 a.m.
- Unless a maid service has been purchased, or is specifically included with the property, tenant is responsible for thoroughly cleaning the rental unit before checking out. To avoid cleaning charges the following items must be completed: Vacuum/Sweep and mop all interior floors. All tables, counter tops, and cabinet surfaces should be wiped clean. Bathtubs, showers, sinks, and toilets thoroughly cleaned with a cleaning agent. All rental linen should be removed from the beds. Beds should be remade with spreads as found. Empty all trash cans and place trash in outside receptacle. All dishes must be clean, dry and in the cabinets. All kitchen appliances wiped clean, interior and exterior, Return all furnishings to original position, Secure all doors and windows
- Property will be checked after departure. If left in satisfactory condition, any security deposit paid will be refunded within 45 days. If the unit is not left in satisfactory condition, all expenses incurred will be deducted from the deposit.
PROPERTY SUBSTITUTION:
If the owner of your vacation unit removes his property from availability, or if the property becomes unavailable for any reason, Margaret Rudd and Associates, Inc., reserves the right to substitute comparable accommodations.
