“Above The Dunes” is comfortable and spacious with plenty of seating for dining and relaxing. It is a lovely oceanfront property with knockout views of the beautiful Atlantic. The home features an inverted floor plan, where the main living area is on the top floor and there are also two master bedrooms, one on each level. It is just a short walk to the pier and dining venues.
Ground Level: The ground level features covered parking and covered exterior stairwell access to the lower level.
Lower Level: This level houses one of two master bedrooms with full bathroom and two other bedrooms, a full bathroom and a laundry room.
Upper/Main Level: The main living area is located on the upper floor and includes the kitchen, dining area, living room, and a master bedroom with full bathroom.

The house was nice, very spacious. Had some concerns about the uneven stairs (inside and outside). There were some tripping issues due to short/long steps. Would have been nicer if there had been more than one TV. Seemed like the full size mattress in the downstairs bdrm had been used as a trampoline for the kids jumping over from the twin beds. Had issues with upstairs aC one day that we couldn't get resolved. The only time that I can report that I wasn't happy with the time it took for service to get there to take care of issues with a rental, but once they came, the aC worked fine for the rest of the trip. Overall, was pleased with the rental. The family enjoyed it.

In recent years we have rented several homes thru Margaret Rudd. While all have been very nice, we always seem to end up coming back here. The house has plenty of room, and is comfortable.It is close to stores and shopping and the pier.

Our stay was great. It seems that each year we come and stay the beach is getting more and more crowded. The house has much better upgrades. The stove in the kitchen needs an update. We love staying here. This was our 4th dtay at the same house.

Overall we had a great experience, we had to call Mgt Rudd twice for the air conditioner, both times the repairman made it out and repaired the same day, the door lock broke and was repaired. The refrigerator did not cool as well as it should have and it was missing the "racks" on the door which limited the amount of space available. However, we had a great time, the layout of the house worked very well for us. If we had not had the problems with the air, door and refrigerator I would have given this house a much higher rating! Had a great time and will consider this house again!
