Reserving A Vacation Rental
Online reservations will be acknowledged by email.
PAYMENTS:
After making your reservation, you will receive an Advance Rent Request form. This is your lease agreement. Please read it carefully, both front and back. You will be requested to send 56.5% plus the $35 non-refundable Reservation Fee within 15 days, along with a signed copy of the Advance Rent Request form. Personal checks and credit cards (Mastercard and Visa only) will be accepted at this time. After your advance rent payment has been received, a confirmation will be mailed reflecting your balance. This amount, due 15 days prior to arrival, may be paid by check or credit card.
If the reservation is made within 15 days of your arrival date, we will hold your reservation on a credit card. You may pay the entire amount at check-in with cash, credit card, travelers checks, or any type of certified funds. Personal checks will not be accepted at check-in.
SECURITY DEPOSIT:
A $200.00 Security Deposit is required on all units. If you provide credit card authorization on your Vacation Rental Agreement, this deposit will be waived. If credit card information is not provided, you will be charged the $200.00 Security Deposit, which will be refunded to you approximately 45 days after check-out if unit is left damage-free, clean and ready for occupancy.
After departure, the unit is checked by our staff. Amounts may be withheld to repair damages, replace missing items, or to reimburse owner/agent for expenses resulting from violations to the Vacation Rental Agreement. Any phone calls billed to your unit will be deducted from your Security Deposit.
CANCELLATION POLICY:
Once advance rent has been paid, funds are distributed to the owner. If a reservation is canceled for any reason, advance rent will not be refunded, less 20%, unless property is rerented for the same time period and sufficient payment has been received from the new tenant. Advance rents cannot be transferred to another property. Reservation fees and trip insurance premiums are non-refundable.
CHECK-IN DAY:
Check-in is between 3:00 and 5:00 p.m., or when the unit has been released by our housekeeping staff. No provisions are made for early arrival. Margaret Rudd & Associates, Inc., reserves the right to delay check-in until 6:00 p.m. for special cleaning and maintenance circumstances. If you plan to arrive after 5:00, please call our office and we will make arrangements for you to pick up your key after hours.
Please do not go to your rental unit before checking in at our office as this can delay your check-in process.
CHECK OUT DAY:
Please vacate the unit and return your keys to Margaret Rudd & Associates' office prior to 10:00 a.m. on your check-out day. If you wish to make accommodations for a future date, please stop by our office and speak to a Reservationist by the Friday before your check-out date.
Each tenant is responsible for cleaning their unit. Departure maid service may be ordered through our office at least two days before your departure date. A housekeeping checklist will be provided in your unit.
PROPERTY SUBSTITUTION:
If the owner of your vacation unit removes his property from availability, or if the property becomes unavailable for any reason, Margaret Rudd & Associates, Inc., reserves the right to substitute comparable accommodations.
