Long Term Rental Coordinator

A highly-motivated and experienced property manager is needed to assist in the overall operation of the long term rentals department under the direct supervision of the property management director. Qualified candidates should possess a NC Real Estate Broker's License as well as knowledge of the process of leasing and managing long term residential rental homes. The Coordinator will oversee the operations, maintenance, administration and marketing of residential properties, and will respond to issues promptly, demonstrating the highest level of professionalism and customer service possible at all times.

General Responsibilities

  • Meet prospective clients/owners to negotiate management contracts, determine property availability, and set pricing
  • Prepare and administer contracts for provision of property services such as cleaning and maintenance
  • Routinely inspect properties and grounds to determine necessity of repairs and/or maintenance
  • Interview inquiries and potential renters to ascertain needs and qualifications
  • Determine eligibility of potential renters through background screenings and credit checks, and assist qualified tenants with application process
  • Issue approval and denial communications where appropriate
  • Assist in lease preparations and execution, process lease renewals and certifications per compliance agreement
  • Coordinate items relative to move-ins and move-outs
  • Manage contracts through the collection of security deposits, collection of monthly rental payments, and enforcement of rules of occupancy policies and procedures
  • Investigate complaints and violations, and resolve problems per management rules and regulations
  • Collect owner reimbursements and process deposits for incurred expenses
  • Maintain records of rental usage activity, maintenance and operating costs, and property availability
  • Issue late rent notices and eviction notices

  • Exceptional communication skills with proven experience in effective interaction with all levels of management, guests, associates, owners and vendors
  • Desire to stay on rend through educational opportunities, the reading of professional publications, maintenance of personal networks, and participation in professional organizations

Position Requirements

  • Active NC Real Estate Broker's License and two (2) years of property management experience
  • Reliable transportation with up-to-date auto insurance
  • Valid driver's license and social security number
  • Clean background and criminal check
  • Letters of reference from prior employer
  • Authorization to work in the United States
